Fastest response

Emergency Plumbing

Burst pipes, split flexi hoses, sewage backing up. Water disappears fast into sandy ground, which makes a burst here easy to underestimate. We answer across Caringbah around the clock.

Emergency call-outs

Hot Water

Gas, electric, heat pump and solar, repaired or swapped over the same day where we can. Sydney water is soft, so what kills a unit here is nearly always the anode or the element.

Hot water repairs

Gas Fitting

Cooktops, heaters, bayonets and gas lines, tested and certified on the spot by licensed fitters. Certificate of Compliance issued on every gas job we complete, without exception.

Taps, Leaks & Burst Pipes

Hidden leaks are genuinely harder on sand, because the water drains down instead of pooling. No wet patch and no green stripe on the lawn. We trace them with equipment, not guesswork.

Toilets, vanities and tapware supplied and fitted in a single visit, matched to whatever the existing rough-in and floor waste will actually accept.

Drain blocking again and again? In this ground the cause is frequently sand entering through an open joint rather than anything anyone put down it. A camera settles which. Start with our guide to what to try on a blocked toilet.

What a plumber costs in Caringbah

Almost no plumbing site will commit to a number. These are 2026 Sydney entry figures, published so you have something firm to measure any quote against, including ours. Those are the broad figures: getting a van to your door, and what the market charges by the hour. Prices for specific jobs sit on each service page.

01

Getting someone out: $0–$180

Nothing at all when the job is booked here. Arranged some other way, a standard Sydney attendance fee runs to the top of that range.

02

The hourly rate you will be quoted elsewhere: $100–$150

The daytime Sydney rate, and what most quotes are quietly built on. We do not charge that way, for the reason set out beneath these cards.

03

After hours, weekends and holidays: $180–$250

What the market loads on for nights, weekends and public holidays. Ours is a job price agreed before the van moves, with nothing added later.

04

A typical emergency repair: $250–$700

A burst made safe, a drain cleared, a gas fault isolated. One number, rather than a clock that starts running when we pull up.

05

Your fixed price: agreed first

Written down before a tool comes out. If what we uncover changes the work, you approve the revised figure before anyone carries on.

Two of the figures below describe the market rather than us, and they are shown on purpose. An hourly rate prices the plumber's time, not your problem, and on a job where sand is involved nobody can say in advance how long the digging takes. We price the job rather than the hour, so the number you approve is the number you settle. On sand that matters more than usual, because the ground decides how long the work takes. Where you already know what you need, the real figures live on the blocked drains, pipe relining, burst pipes and leaks, hot water and gas fitting pages.

The difference between a plumber and a licensed plumber.

Anyone can call themselves a plumber. A licensed one carries a NSW licence number, real insurance, and the legal accountability that comes with both, so when a gas job is certified or a repair signed off, it actually means something.

Every plumber here is NSW licensed and fully insured, and works this ground week in and week out. Work is completed to the Australian Standards with a written lifetime warranty.

Local area guide

Plumbing in Caringbah

Caringbah sits on a peninsula reaching into the Port Hacking estuary, and the ground under it is sandy podsol over sandstone, permeable, with a water table that rises and falls with the season. Sand behaves nothing like the clay most of Sydney is built on, and almost every recurring drainage problem in this suburb traces back to that. From the Caringbah River flats to the ridgelines of Sylvania and Yowie Bay, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

Common plumbing problems we see in Caringbah

  • Reactive-clay pipe cracks. On free-draining sand a cracked drain does not leak out, it takes the ground in, so the line silts up with material nobody flushed and the sand that moved leaves a void behind it.
  • Hot water systems giving out. Soft water across Sydney means a failed unit here is a spent anode or a dead element far more often than scale. We repair and replace gas, electric, heat pump and solar, often same day.
  • Ageing galvanised & earthenware pipe. Older homes in Miranda, North Caringbah and Dolans Bay still run on steel and clay pipe that rusts, roots and splits over time.
  • Gas fitting & compliance. Cooktops, heaters and gas lines brought up to standard and certified on the spot. Every gas job we finish leaves with a Certificate of Compliance in your hand.
  • Strata & apartment plumbing. The CBD and Woolooware apartment boom means shared stacks, isolation-valve work and after-hours leaks that need a plumber who understands strata.
  • Storm & stormwater backups. Heavy Caringbah downpours overwhelm stormwater pits and back up into yards and under houses.

Still have a question? Licensed plumber van servicing Caringbah
How much does a plumber charge per hour in Caringbah?

Sydney sits at $100 to $150 an hour, and an hourly number tells you nothing about what your job will cost. We quote the whole piece of work up front, so the figure you agree to is the figure you pay, however long the ground makes us work for it.

How fast can you get to me in Caringbah?

For a real emergency we aim to reach you within the hour anywhere in Caringbah and the surrounding Shire, at any hour, on any day of the year.

Do you charge a call-out fee?

Whatever call-out or after-hours charge applies is stated on the phone before we leave, so nothing new turns up on the invoice. Booked through this site, the standard call-out is nil.

How do I know you're a licensed plumber?

NSW Licence 368473C, and you can check it yourself on the Fair Trading register. Unlicensed plumbing is illegal in this state and it voids your home insurance, so ask anyone for their number before they start work. Ours is printed on every quote we send.

My hot water system failed and it isn't that old. Why?

Sydney's water is soft, so limescale almost never finishes a unit off. The cause is usually a sacrificial anode that has been eaten away or an element that has failed, and both of those are repairs rather than replacements a good part of the time.

My drain keeps blocking even though we are careful. Why?

In sandy ground the usual answer is that nothing you flushed caused it. Once a joint has opened, sand from outside the pipe washes in every time water moves through the soil, and the line silts up from the outside in. Clearing it works, then it fills again, because the defect is still there. A camera shows the open joint, and sealing it is what actually ends the cycle.

Do you work on heritage and conservation-area homes?

Caringbah is mostly post-war brick and tile with a lot of newer building on the waterfront streets, so heritage fabric is rarely the constraint here. The ground is. What we work around is sand, a seasonally high water table, and drains that have been shifting quietly in soft soil for fifty years.

Do you find leaks that are not showing anywhere?

That is a large part of the work here, and sand is the reason. On clay a leak surfaces as a damp patch or a greener strip of lawn. On free-draining sand the water goes straight down and leaves no sign at all, so the first evidence is often a water bill. We locate those with acoustic and pressure equipment rather than by digging where it looks likely.

What areas around Caringbah do you cover?

The whole Caringbah LGA and every suburb around it: North Caringbah, Miranda, Woolooware, Lilli Pilli, Dolans Bay, Gymea, Sylvania, Kareela and more.

Hot water systems we service and replace

Hot water is the single most common call we take across the Shire, and these are the makes behind it. Electric storage in most of the older brick homes, gas where the street supply reaches, and continuous flow wherever a tank had to come off the ground. Repairing and replacing hot water systems is most of what we do here, and we are straight about what each job costs and the age at which a unit stops being worth fixing.

We service and replace these systems as an independent licensed plumber. We are not an agent for, or endorsed by, any of these manufacturers.
